I'll admit I did not know there was anything going on beyond 11th Ave in the west 60's. I have traded a few condos on West 60th Street over the years but the neighborhood generally stopped 2-3 blocks behind Time Warner Center

That is all changing in a BIG WAY. Waterline Square is rising fast on 11th Avenue between 59th & 61nd Streets and the building has been quietly selling units from floor plans for months now.

Think of Waterline Square as a miniature version of Hudson Yards. It is a ground up multi building community being built from scratch by some of the biggest names in residential architecture and one seasoned developer primed to make his debut entrance onto the NYC real estate market a big one.  The project is the brainchild of GID Development Group, a national Development firm with over 73,000 in its portfolio.  GID picked up the 5 acre waterfront from Extell in 2015 after Extell's own development plans for the site stalled.

The project, which features designs by starchitects Rafael ViñolyKohn Pedersen Fox, and Richard Meier, is scheduled to be completed in 2019.  The project is a combination of luxury rentals, affordable rentals, and luxury condominiums.  3 of the 5 buildings have an ownership component.

Each architect is designing a unique glass tower and each tower has different pricing, carrying charges and personality.  A 20-year tax abatement will help to offset the $2.50/SF + building monthlies.  In addition to the more commonly found services such as a 24 Hr concierge, parking & resident's lounges, the common charges cover an enormous array of individual and shared amenities. Those include tennis, squash & basketball courts, an Olympic length swimming pool, boxing, yoga & pilates studios & more unique amenities like a digital recording studio, bowling alley, & even an indoor gardening center. The buildings will be connected by landscaped public gardens.

Current pricing is beating the market with $2,300-$2,800 /SF offerings of 1-5 bedroom residences.
